
Sean Bulman has an awesome job. He designs the homes of people’s dreams. “People often come to me with an exterior photo of a home they like or simply an idea of what their dream home should look and feel like and we mould that concept into reality,” says the owner of the eponymous Bulman Designs. “I’m pretty good at reading people’s intentions and usually the first concept we come up with is 90{20eb6c2ab828a504c8f39376ce59f081edb55b3f41d15288d73e6d9c90357c57} of the way there. But there is always an opportunity to make changes throughout every stage of the design and build, from the concept stage to when the contractor or builder prices and starts to build the home. Having the ability to model the home in 3D is a great asset in helping clients visualize the features of their dream home as well.”
Kamloops is set in stunning topography of valley, slopes, mountains and two rivers intersecting. As such, every building lot tends to be different and custom home design is paramount to achieving the look and feel for the perfect home to nestle onto that lot. “A lot of the custom designs I do for both individual clients and home builders right now is a take on a Prairie Modern style, which is a good mix of contemporary elements with traditional craftsman style,” says Sean. “It’s a cost-effect design for building and it looks right in Kamloops.”
Sean’s designs for home interiors reflect the homeowner’s desire for open floor plans and flow for easy and elegant living. That generally means high ceilings, no walls throughout the main living areas of the home and a front entry that affords a view through the main floor to the outdoor vistas.
And speaking of outside, Sean’s designs always feature incredible indoor-outdoor flow with glass doors and oversized patios and decks. The master bedroom, be it on the main floor or the second floor, is usually designed to be a master wing or oasis apart from the kids’ and guests’ bedrooms.
Sean also designs practicality into every home. Bathrooms are hidden from living areas, ample storage space and the layouts are smart and mechanical.
Sean’s home design services typically run $3,000 to $6,000, which represents about 0.5{20eb6c2ab828a504c8f39376ce59f081edb55b3f41d15288d73e6d9c90357c57} of a home worth $600,000 to $1.2 million. Such a small percentage is money well spent to get a customized plan for your dream home.
Sean is originally from Ontario, but was drawn to Kamloops for the architecture and engineering and building science programs at Thompson Rivers University. Since setting up Bulman Designs five years ago, he’s designed over 60 dream homes for people, including three for himself and his wife. The latest is a four-bedroom Prairie Modern beauty at Tobiano golf resort that Sean and his wife will move into in April.
